4 Ways to Increase Your Home Value

The key home upgrades and custom additions that really add value to your WV home are those that add space or light, and provide living options. Improving curb appeal is always desirable and valuable, as well. Think along these lines for a custom home that’s well worth the highest asking price:

Build a Home Addition

More square footage certainly boosts value. Consider adding a mother-in-law suite to your home or a guest house. This means new buyers will be able to make this their “forever home” as they age, host guests anytime, or arrange multi-generational living for the extended family if they like. These are all front-of-mind issues these days. Alternatively, you could create a home office in the addition. Everyone needs at least one—and maybe two or three in the house. And the room can always do double-duty as an additional bedroom, which adds home value as well.

Finish the Basement

Adding a room or deck is an obvious way to make your house bigger, but you can also create additional living space by finishing the basement. You can add bedrooms this way, or create a man-cave or lady-lair. You could also create a screening room, game room, wet bar, hobby space, home gym, and much more in your basement. These purpose-built spaces can be impressive to buyers.

Update the Kitchen with Custom Features

An eating bar, island or peninsula can be a showstopper with a spectacular countertop material. Innovative backsplash design is another highly sought-after kitchen detail. Kitchen flooring options are endless, so you can create something unique, yet universally appealing, and high end. Aim for kitchen surfaces that inspire oohs and ahhs–and people to ask for the back-story. Amazing appliances, like a sub-zero fridge, wine fridge, and large chef-style cooktop and oven (or double oven) are great additions. Custom cabinetry, perhaps with some open shelving, can set your home apart from the crowd. For instance, consider corner cabinets, upper and lower, with uppers reaching to the ceiling. Include custom-crafted cabinets or shelving in your island as well.

Add or Upgrade Bathrooms

Add a powder room near the front entry area or off the mudroom. Transform all your bedrooms into masters by adding a private bath (and walk-in closet or dressing room.) Walk-in showers and soaking tubs can be dramatic, attention-grabbing, and inviting. The walk-in shower, perhaps a wet-room style with a clear glass door (for those who only like the wet-room look, but not the reality–can make your bath look huge. High-end tile is typically carried through on walls and/or flooring to make for a continuous, uninterrupted visual. Terrific, spa-like, and spacious custom baths are blockbusters that can really wow potential buyers and add great value to your Berkeley County home.

Well-designed, airy spaces that make life simpler (yet more elegant) are coveted today–as are innovative, high-end finishes. These custom designed home features, that are a joy to look at or touch, really draw buyers in, help homes sell faster, and increase home value.
